Swirled Resin Floors for Rooms Built on Slab
Metallic epoxy floors get their look from fine reflective powder stirred into resin. We pour the mix, then push and lift it with rollers, brushes and trowels while it flows, and the powder gathers into veins, clouds and ripples. Every Sugar Land house we work in sits on a ground-level slab with no basement, so the concrete is already waiting under the carpet in a game room or the tile in a downstairs study. A metallic floor turns that slab into the finished surface. We also pour them in home gyms, studios, salons, small offices and garages that hold a collector car.
Taking up what is there now
Most rooms start with an old floor on top. Ceramic and porcelain tile sit on a bed of thinset. Carpet leaves tack strip nails and pad glue around the edges. Sheet vinyl and laminate leave adhesive. We break out or scrape off the old material, then grind until clean, bare concrete shows wall to wall. A glossy metallic surface exaggerates every bump and dip, so we fill low spots, flatten ridges and patch tack strip holes before any resin goes down.
Layers in a poured floor
On the clean slab goes a primer, then a solid color coat. That color shows through the metallic layer, so we choose it and the powder as a pair. Next comes the metallic pour, which is thicker than a roll-on coat and is shaped by hand while it is still fluid. After it hardens, a clear wear coat goes over everything. The pattern depends on how the resin moves across your particular floor, so no two rooms match.
Rooms where it fits
- Strong fit: game rooms, media rooms, studies, gyms, studios, salons and collector garages, where the floor is part of the design
- Watch for: dust and pet hair stand out on dark, high-gloss colors, and fine scratches catch the light
- Wet traction: the bare finish gets slick when wet, so near doors and in gyms we mix a fine grit into the wear coat, which takes a little off the shine
A garage that the family drives in and out of every day usually does better with a chip floor.
Damp slabs under a glossy surface
Rain here averages roughly 48 to 50 inches a year, and the wet season runs from April through October. A slab on grade can hold moisture, most often near downspouts, along outside walls and in rooms that once had a plumbing leak. Under a thick, sealed metallic layer, that moisture shows up as hazy patches or bubbles. We take readings in several spots across the room. A high number means a primer made for damp concrete, more drying time, or a pause until the source is fixed.
Sun through tall windows
Many two-story homes here have tall windows facing a backyard, a pool or one of the area's lakes. Epoxy can turn amber in direct sun, which pushes silver toward yellow and blue toward green. In a bright room we finish with a polyaspartic or urethane wear coat. HomeGuide rates polyaspartic UV resistance as excellent and plain epoxy as poor to fair. The wear coat can be refreshed years later while the design underneath stays put.
Choosing a palette
Silver and pewter read as cool stone. Copper, bronze and champagne warm up a room with dark wood furniture. Charcoal, cobalt and black give the most visible depth and also show the most dust. Two or three powders can be swirled together. Pale colors help a room with small windows. A sample board shows color only, not pattern, so we also share photos of whole floors in rooms with similar light.
Day-to-day care
Run a dry dust mop often in busy rooms, since grit is what scratches the wear coat. Damp-mop with a mild cleaner. Put felt pads under chair and table legs, and lay a mat inside each outside door.
What This Covers
A poured floor adds tear-out and design work to the usual slab prep.
Tear-out and residue grinding
Tile, thinset, pad glue and vinyl adhesive removed down to bare concrete.
Leveling and primer
Low spots filled, ridges flattened and a primer chosen from the moisture readings.
Color coat and metallic pour
A solid tint, then the reflective resin layer shaped by hand while it flows.
UV-stable wear coat
A clear polyaspartic or urethane layer, with fine grit where floors get wet.

Metallic Floor Price Ranges
| Line item | National range |
|---|---|
| Metallic epoxy installed, per sq ft | $5 to $12 |
| Any professional epoxy floor, per sq ft | $3 to $12 |
| Example: 400 sq ft game room | about $2,000 to $4,800 |
| Premium coating upgrade | add 20% to 30% |
| Patching chips and cracks | $25 to $250 |
Per-square-foot figures, the premium upgrade and patching come from This Old House's epoxy floor cost guide. The 400 sq ft example is simple math on those figures. Tile or glue removal, moisture work and a complex design raise the total. Your written estimate is the price.
How It Works
1. Talk through the room
Colors, window light, furniture and how the room gets used.
2. Remove the old floor
Tear-out, grinding, leveling and moisture readings across the slab.
3. Pour and shape
The color coat, then the metallic layer worked by hand while it is fluid.
4. Seal it
A clear wear coat once the metallic layer has hardened.

Metallic Epoxy Floors Questions
What does a metallic epoxy floor cost per square foot?
This Old House lists metallic epoxy at about $5 to $12 per square foot, with premium coatings adding 20% to 30%. Tile removal and moisture work add to that. We price the room after we see the slab.
Can a metallic floor replace carpet or tile downstairs?
Usually. The old floor comes up, we grind to clean concrete, level it and check moisture, and then the pour goes down on the slab.
Will sun from big windows change the color?
Plain epoxy can amber in direct sun. In bright rooms we use a polyaspartic or urethane wear coat to hold the color.
How slick is a metallic floor?
Smooth and glossy, so it can be slick when wet. A fine grit in the wear coat adds traction and dulls the shine slightly.
