Garages and Backyards in Cinco Ranch

Cinco Ranch homeowners usually call us about two things: epoxy flooring for the garage and a coating for the concrete around the backyard pool. This master-planned community in the Fort Bend County part of the Katy area opened in 1991, and builders kept selling homes in its newest section until 2020. The community reports about 15,098 homes across its two phases, most with attached two- and three-car garages. That gives us around thirty years of slabs, each with its own prep needs.

From hunting preserve to suburb

Five Houston oilmen bought about 4,880 acres here in 1937 as a hunting preserve. That is where the name comes from, since cinco means five. In 1949, 2,500 acres went to the U.S. Army Corps of Engineers to expand Barker Reservoir for flood control. The land sold for development in 1984, and the first homes went up in 1991. Later expansions added Cinco Ranch Southwest from 2007 and Cinco Ranch Northwest after 2010, bringing the community to about 8,092 acres.

Matching the prep to the build year

A 1990s garage in the original section and a 2018 garage in the northwest section need different work.

  • First-wave homes from the 1990s have slabs that are now 25 to 30 years old. We often find hairline cracks, worn joints, oil spots and the remains of a do-it-yourself coating that has started to peel.
  • Homes from the late 2000s and 2010s usually have a sound slab with a builder sealer that needs to come off.

In both cases we grind the whole floor and fill every crack and chip before the base coat. A coating only lasts as long as its bond to the concrete.

Pool decks and patios

Cinco Ranch is built around water. The community lists 11 pools and water parks, seven lake areas and a beach club, and many backyards here have their own pool. Pool decks and patios take full sun all summer, plus chlorinated splash-out and bare feet. Those surfaces need a coating that stays cooler, holds its color and gives grip when wet. We use light colors, a textured finish and a UV-stable polyaspartic topcoat for outdoor concrete. Standard epoxy yellows in direct sun, so we do not use it as the top layer outside.

HOAs and what shows from the street

Cinco Ranch has its own residential associations for each phase. A garage floor coating is inside the garage, but a driveway, front walk or patio that is visible from the street is a different matter. If your project includes any of those, check your association's rules on colors and finishes first. We can give you a written color and product spec to include with any request you submit.

Systems that fit Cinco Ranch homes

  • Flake garage floors in gray or tan blends that hide dust and tire marks
  • Polyaspartic floor coating when the garage needs to be back in use in a day or two
  • Patio and pool deck coatings with texture for wet feet and UV-stable color
  • Metallic epoxy for home gyms and game rooms over the garage slab

Cinco Ranch Questions

Can you coat my Cinco Ranch pool deck without making it slippery?

Yes. We add texture to outdoor coatings so they grip when wet, and we keep colors light so the surface stays more comfortable under bare feet. The topcoat is a UV-stable polyaspartic, which holds its color in full sun better than standard epoxy.

My 1990s garage has a peeling coating from a store-bought kit. Can you fix it?

Yes. We grind off the loose kit coating along with the top layer of concrete, then repair cracks and chips. After that the new system goes down on open, clean concrete. Kit coatings peel mostly because the slab was never ground, which is the step we always include.

Do I need HOA approval for a garage floor coating in Cinco Ranch?

A coating inside the garage is interior work. If you are also coating a driveway, front walk or other surface visible from the street, check with your Cinco Ranch association before work starts. We will give you the product and color details in writing.
