Frequently Asked Questions
Epoxy Flooring Questions
How much does it cost to epoxy 1,000 square feet of flooring?
At HomeGuide's national range of $4 to $10 per square foot installed, 1,000 square feet comes to about $4,000 to $10,000 for epoxy. At its $5 to $12 range for polyaspartic, the same floor is about $5,000 to $12,000. Crack repair, removing an old coating and the finish you choose move the number, so we price it after seeing the floor.
How much would it cost to epoxy a 600 square foot floor?
Using the same HomeGuide ranges, 600 square feet works out to about $2,400 to $6,000 for epoxy and $3,000 to $7,200 for polyaspartic. That is roughly the size of a large two-car or small three-car garage. Your written estimate is the price.
What is the downside of epoxy flooring?
Epoxy needs a dry, well-ground slab, or it can peel. HomeGuide notes that standard epoxy cures slowly, rates its UV resistance as poor to fair, and says it can be brittle in extreme temperatures. A smooth coat can also be slick when wet. On Sugar Land garages we handle those with grinding, a moisture check, texture and a polyaspartic topcoat.
Is it expensive to epoxy a garage floor?
HomeGuide's installed range for a two-car garage is about $1,600 to $5,800 for epoxy. Store kits near Sugar Land list from about $125 to over $1,000, and HomeGuide puts typical kits at $200 to $700. The difference in a professional job is mostly prep and film thickness, which is what keeps the coating down under hot tires.
Will hot tires lift an epoxy garage floor?
They can lift a thin coating that was rolled over an acid-etched slab, which is how many kit floors fail in Texas summers. A diamond-ground surface, a thick base coat and a topcoat rated for vehicle traffic hold up much better. Letting the floor cure fully before parking matters too.
How long before I can park on a new garage floor?
HomeGuide says to wait 2 to 7 days before driving on epoxy, and lists a full cure of 24 to 48 hours for polyaspartic. Heat and humidity change those times, so we give you a specific day for your floor and the product we used.
Can you coat a garage floor that has flooded before?
Usually yes, once the slab is dry and sound. Water that sat on concrete can leave residue and keep moisture in the slab for a while, so we grind, check moisture and look for damage first. Hurricane Harvey damaged more than 6,800 homes in Fort Bend County in 2017, so we ask about any past flooding at the estimate.
Garage Floor Epoxy Questions
How much does garage floor epoxy cost in Sugar Land?
HomeGuide's national range for a two-car garage is about $1,600 to $5,800 for epoxy and $2,000 to $6,900 for polyaspartic. A three-car garage runs about $2,300 to $8,600 for epoxy. Old coatings, crack repair and the finish you choose move the price, and we give you a written number after seeing the floor.
Why did my garage floor kit peel where the tires park?
That is hot tire pickup. Kits are usually thin and rolled over an acid-etched slab, so hot tires soften the coating and pull it up. A ground surface, a thicker base and a traffic-rated topcoat bond much better.
Can you install garage floor epoxy in the summer?
Yes. We start early in the morning, keep direct sun off the slab, check the slab temperature against the dew point and mix in smaller batches. If conditions on the day are wrong for the product, we reschedule.
Will an epoxy garage floor be slippery when wet?
A smooth, glossy coat can be slick when a wet car drips on it. Flake floors have texture built in, and we can add an anti-slip aggregate to the topcoat on solid-color floors.
Epoxy Flake Floors Questions
Do chip floors hide pollen and leaves?
Much better than a solid color. A blend of three or four mid-tone colors hides yard debris and tire tracks between washes, while pale blends show more.
What do flake garage floors cost in Sugar Land?
HomeGuide lists two-car garages at $1,600 to $5,800 with epoxy and $2,000 to $6,900 with polyaspartic, plus $0.50 to $2.00 per square foot for chips. We price yours after seeing the slab.
Will hot tires lift a flake floor?
Hot tire pickup comes from thin or soft coatings over poorly ground concrete. A ground slab and a polyaspartic clear coat are how we prevent it.
How soon can I park on it?
HomeGuide lists a full cure of 24 to 48 hours for polyaspartic and 2 to 7 days before driving on epoxy. We give you the exact time for your system.
Polyaspartic Floor Coating Questions
Is polyaspartic better than epoxy for a garage?
It cures faster and holds its color in sunlight, and HomeGuide rates its UV resistance excellent against poor to fair for epoxy. Epoxy costs less and builds thickness well. Many Sugar Land garages get both: an epoxy base with a polyaspartic topcoat.
How long does a polyaspartic floor take to cure?
HomeGuide says it is dry to the touch within a few hours and fully cured, including vehicle traffic, in 24 to 48 hours. Heat speeds it up, so we give you times for your floor on the day.
How much does polyaspartic floor coating cost?
HomeGuide lists $5 to $12 per square foot installed, or about $2,000 to $6,900 for a two-car garage. Extensive repairs can add $1 to $5 per square foot.
How long does a polyaspartic floor last?
HomeGuide puts residential polyaspartic at about 10 to 20 or more years when it is properly applied and maintained. Prep, traffic and grit all affect that.
Metallic Epoxy Floors Questions
What does a metallic epoxy floor cost per square foot?
This Old House lists metallic epoxy at about $5 to $12 per square foot, with premium coatings adding 20% to 30%. Tile removal and moisture work add to that. We price the room after we see the slab.
Can a metallic floor replace carpet or tile downstairs?
Usually. The old floor comes up, we grind to clean concrete, level it and check moisture, and then the pour goes down on the slab.
Will sun from big windows change the color?
Plain epoxy can amber in direct sun. In bright rooms we use a polyaspartic or urethane wear coat to hold the color.
How slick is a metallic floor?
Smooth and glossy, so it can be slick when wet. A fine grit in the wear coat adds traction and dulls the shine slightly.
Patio & Pool Deck Coatings Questions
Can you epoxy a pool deck?
Yes, with the right system. Plain epoxy yellows in sun, so outdoor decks get a UV-stable topcoat and a textured finish for traction. Light colors keep the surface cooler.
How much does it cost to coat a pool deck?
HomeGuide lists epoxy at $4 to $10 per square foot and cool-deck style coatings at $4 to $6. Removing old paint, crack repair and the deck's shape move the total. We quote after measuring.
Will a coated pool deck be slippery?
It should not be, if it is built for outdoor use. We add flake, aggregate or a knockdown texture and keep the topcoat thin enough to leave grip.
Can you coat over my painted pool deck?
Not over loose or peeling paint. That has to come off so the new coating bonds to concrete. Sound older textured coatings can sometimes be repaired and recoated.
Commercial & Shop Floor Epoxy Questions
What does a commercial epoxy floor cost in Sugar Land?
HomeGuide puts installed epoxy at $4 to $10 per square foot nationally, and Bob Vila says traffic-grade systems run roughly 20% to 30% higher. Slab repairs, chemicals and night work change the number, so we price it after a site visit.
Can you do the work at night or over a weekend?
Yes. Night pours also help in summer because the slab is cooler. We split larger floors into zones so part of the building stays in use.
What holds up to forklifts and pallet jacks?
A ground, repaired slab with a thick 100% solids body coat and a hard wear coat. Thin coatings on a poorly prepared slab tend to fail first in the travel lanes.
Can you coat a hot metal shop building?
Yes. We schedule pours for the cooler hours and use polyaspartic where the heat cannot be avoided, since HomeGuide lists it for application up to 140°F.
