Epoxy Flooring in West University Place, TX

Epoxy flooring in West University Place takes more planning than the floor alone. Typical lots here are about 50 by 120 feet, roughly 5,000 square feet. The newer houses fill a large part of the lot, and one writer for the Houston Post called them "lot hugging." That leaves little room for a crew, equipment and everything that comes out of the garage. We plan the job around that space before we plan the coating.

Logistics first

Two generations of houses

West U's first homes were mid-20th-century bungalows and cottages. The city loosened its building rules before 1992, and in the 15 years ending in 2002 about half of the existing houses were torn down and replaced. Most garages we see belong to those newer homes, with slabs from the 1990s on. Some original houses remain, especially in Pemberton, where owners restore older homes. Garages there can have old paint, settled sections and patched cracks. Both types get diamond ground, but an older slab usually needs more repair time.

When the garage is the gym

When a lot is this small, the garage often does more than park cars. It may be the home gym, workshop or kids' play area. These are good spots for:

• Solid color with a light flake: easy to clean under racks and benches

Water and drainage

Heavy rain still pushes water up driveways in this part of Houston. We read slab moisture at every estimate and look for signs of water at the door line. A garage that takes water now and then can still be coated, with the right primer and a texture that gives footing when it is wet.

Older garages in Pemberton

Pemberton, south of University Drive, is known for restored older homes. Garages there tend to be smaller and older, and many have seen several rounds of paint or patching. We test old coatings to see what is bonded and what is loose, grind back to sound concrete, and fill pits and cracks so the new floor is flat. Low spots near the door get leveled so water does not pool. These floors take longer to prep than a 2000s slab, and we say so in the quote.
