A City of Houses, and a Lot of Garages
Epoxy flooring in Missouri City almost always means a garage attached to a single-family house. The city has been zoned since 1981, and Wikipedia notes that apartment complexes are a rare find here, unlike in Houston next door. The 2020 census counted 26,571 housing units and a homeowner vacancy rate of only 1.7%. Most of our Missouri City work is owners improving a garage they plan to keep using for years.
Three generations of neighborhoods
Missouri City incorporated on March 13, 1956, partly out of concern about annexation by Houston. Building came in stages after that.
Fondren Park and Quail Valley. Fondren Park went up in the early 1960s and Quail Valley in the late 1960s along Cartwright Road. Garage slabs from that era have had a long life. We expect cracks, chipped edges at the door, old paint and stains that have soaked in. Prep takes longer on these floors, and we price it honestly up front.
Lake Olympia and Olympia Estates. Slabs here vary by section and by how each owner has treated the floor. Some have been coated before. Some have never had anything on them.
Riverstone and Lakes of Brightwater. Wikipedia describes Riverstone and Lake Olympia as recent, upscale master-planned developments. Garages tend to be larger, and owners often want a finish that matches the rest of the house.
Matching the system to the house
- Older Quail Valley garages: full grinding, crack and spall repair, then a flake system that hides the uneven texture of an older slab.
- Homes near water: a moisture check first, because humid air can keep concrete damp. Sunny patio slabs get a UV-stable topcoat.
- Newer Riverstone garages: grinding to remove builder curing products, then flake, solid color or metallic, depending on how you use the space.
- Home gyms and workshops: a thicker solid epoxy where weights drop or tools roll, with flake in the parking side if you want both.
Oyster Creek and wet seasons
Oyster Creek flows south through Missouri City. Heavy Gulf Coast storms can push water under garage doors in low spots, and a slab that has been wet needs time to dry before it is coated. A coating will not fix drainage. What it does is seal the surface so the next storm's mud and water wipe up instead of soaking in. If we see signs that water comes up through the slab itself, we tell you before quoting a coating.
What our Missouri City quote shows
Every estimate is written and itemized. It lists the square footage, the grinding and repair work, each coat in the system and the total. Older Quail Valley floors usually carry more repair lines than newer Riverstone floors, and you will see exactly why. If we uncover something during the job, such as a hidden crack under a mat or a patch that will not hold, we stop and write up the change for you to approve. Nothing is added to the bill without your signature.
Care after the install
- Sweep or dust mop weekly so grit does not scratch the topcoat
- Rinse with water and a mild cleaner, then squeegee dry
- Wipe up oil and fluids instead of letting them sit
- Put a pad under kickstands and jack stands
Close to Houston, close to work
Downtown Houston is about 17 miles northeast, and Wikipedia mentions the Texas Medical Center and Greenway Plaza as nearby work centers. A lot of Missouri City residents commute every day, which makes a quick turnaround matter. Polyaspartic topcoats cure faster than standard epoxy, so we can often return the garage to you sooner. We will tell you in writing when you can walk on it and when you can park.

Missouri City Questions
Is a 1960s Quail Valley garage floor too old to coat?
Usually not. Age means more prep, such as grinding off old paint, filling cracks and rebuilding chipped edges. If a slab has sunk or broken badly, we will tell you it needs concrete repair first.
Our garage stays damp after rain. Can it still be coated?
It can affect timing. We take a moisture reading on the slab, and if it is high we wait or use a primer made for damp concrete. If water is coming up through the slab, we tell you before quoting.
Do you need HOA approval to coat my garage floor?
A garage floor is interior work, and many HOAs do not review it. Rules vary by association, so check yours if you are unsure. We can give you a written scope to share with them.
