New Slabs, Big Garages, Busy Families

In Sienna, epoxy flooring usually means a newer, larger garage that the family wants to use for more than parking. The first homes in this master-planned community south of Sugar Land sold in 1996. By 2020 the census counted 20,204 residents in 5,932 households, and 58.3% of those households had children under 18. That is one of the highest shares in our service area. Garages here hold strollers, bikes, sports gear and second refrigerators, and many double as gyms and play spaces.

History under the subdivisions

Sienna sits on land that was a 19th-century sugar and cotton plantation along the Brazos River, worked by enslaved people. Johnson Development began the first phase in 1978, including a 10-mile levee. The project stalled in the 1980s and restarted in the 1990s. In 2019 the community dropped "Plantation" from its name. Oyster Creek runs south through the middle of it, and the Brazos runs just past its western edge.

What newer slabs need

Newer concrete is usually in good shape, but it is rarely ready for a coating as poured. Most builders leave a smooth, hard troweled surface, and many add a curing compound or clear sealer. A coating laid over that surface can peel within months, often where hot tires sit. Our process for a Sienna garage: 1. Moisture reading and a check of control joints and corners 2. Full diamond grind of the floor and edges to remove sealer 3. Filling of hairline shrinkage cracks and joint chips 4. Base coat, broadcast or color layer, and topcoat 5. A written schedule for walking, moving items back and parking

Garages that do more than park cars

Since so many Sienna garages serve as family space, the system matters.

  • Flake floors are the everyday choice. They hide dirt, add grip and clean easily after muddy cleats and bikes.
  • Metallic epoxy gives a home gym or game room a glossy, poured look. We can add a fine texture to the topcoat for grip.
  • Polyaspartic systems cut downtime, which helps when the garage is the main entry to the house.

If part of the garage holds gym equipment, we can talk about rubber mats over the coating, since heavy dropped weights can chip any floor.

Pool decks in full sun

Sienna backyards are flat and open, and pool decks get sun from morning to evening. Plain concrete gets hot and stains around the waterline. A light, textured, UV-stable coating gives grip for wet feet and holds its color. We do not use standard epoxy as the top layer on any outdoor surface because it yellows in sunlight.

Annexation and HOAs

Sienna is mostly in Missouri City's extraterritorial jurisdiction, under a 1996 agreement that provides for annexation once the community is largely built out. Your residential association may have rules about colors on driveways, walks and anything else visible from the street. Garage interiors are usually your own call, but check before coating outdoor surfaces.

Keeping a family garage clean

A coated floor sweeps clean and mops up with a mild cleaner. Spilled juice, sports drinks and paint from school projects wipe off instead of soaking in. Put felt pads under heavy shelving and freezer feet to avoid scratches, and push out standing water after storms. We leave written care notes with every finished floor.

Sienna Facts That Matter for Your Floor

  • A family-heavy community. The 2020 census counted 20,204 residents in 5,932 households, and 58.3% of those households had children under 18.
  • Built behind a levee. The first development phase in 1978 included a 10-mile levee. Oyster Creek flows through the community, and the Brazos River runs just west of it.

Sienna Questions

My Sienna home is only a few years old. Why grind a floor that looks perfect?

The surface that makes a new slab look smooth is the same one that keeps a coating from bonding. Builders often add a sealer too. Grinding removes that layer and opens the concrete so the base coat soaks in and grips. Skipping it is the most common reason coatings peel.

Can you coat a three-car garage in one visit?

Most three-car garages take one to three days, depending on the system and how much repair the slab needs. We give you a written schedule before we start, including when you can walk on the floor and when you can park.

Is a metallic floor practical for a home gym in Sienna?

Yes, with a few adjustments. We can add fine texture to the topcoat for grip. Where heavy weights get dropped, we suggest rubber mats on top, since any coating can chip under that kind of impact.
