Garages From Pearland's Building Boom
Our epoxy flooring work in Pearland is mostly on the west side, closest to Sugar Land, in and around Shadow Creek Ranch. Pearland had 18,697 residents in 1990 and 125,828 in 2020. Most of that growth came as developers turned former rice fields into subdivisions. That makes the typical Pearland garage slab somewhere between ten and thirty years old. Floors in that age range have their own set of problems, and they are different from the ones we see in older cities near Houston.
Three floors we see over and over
The original builder slab
Many garages here have never been touched. The concrete is sound but stained, with tire marks, oil drips and efflorescence along the door. These floors usually need grinding, crack filling at the control joints and a full coating system.
The peeling DIY kit
A lot of Pearland homeowners rolled on a kit coating in the 2000s or 2010s. Those thin coats often lift where hot tires park. Before anything new goes down, we grind the old coating off. A new coat over a failing one will fail with it.
The garage that became a room
Home gyms, workshops and game rooms are common in larger Shadow Creek Ranch garages. These spaces suit a metallic epoxy floor or a solid color with a light flake, and we can add a rubber-safe topcoat where gym mats will sit.
Storms and slabs
Pearland's history includes hard weather. The Galveston hurricanes of 1900 and 1915 destroyed most of the town's fruit trees, and Hurricane Ike in 2008 closed the library for months. A garage slab sits on the ground and takes on water when a storm pushes it under the door. We read slab moisture at every estimate. If a garage took water recently, we wait for it to dry or use a primer made for damp concrete, and we tell you which one we chose and why.
Master-planned communities
Shadow Creek Ranch, Southern Trails, Southdown, Sunrise Lakes and Lakes of Highland Glen are all master-planned. Coating a garage floor is interior work. If your project also changes the driveway, the garage door or the look of the house from the street, check your community's rules before that part starts. We keep floor work in its own line on the quote.
Patios and pool decks
Newer Pearland backyards often have a covered patio or a pool deck that bakes in the afternoon sun. Bare concrete there gets hot, slick when wet and stained by leaves. Our patio and pool deck coatings are textured, light in color and UV-stable, so they stay cooler underfoot and keep their color.
Choosing a flake size and coverage
Flake floors come in more than one style. A full broadcast covers the base coat completely with chips, which gives the most texture and hides the most dirt. A partial broadcast scatters chips over a solid color, so the floor looks cleaner and smoother. Chip size matters too. Larger chips read as a bold pattern from the driveway, and smaller chips look more even up close. Most Pearland garages we coat get a full broadcast in a medium chip, but we bring samples so you can see both side by side.

Pearland Questions
Can you coat over the kit coating I put on my Pearland garage years ago?
We remove it first. Diamond grinding takes off the old coating and opens the concrete so the new system bonds to the slab itself. If any of the old coat is left, the new floor can peel along with it.
Do you work in Shadow Creek Ranch?
Yes. West Pearland and Shadow Creek Ranch are the parts of Pearland closest to Sugar Land, and garages there are a big share of our Pearland work.
My garage flooded during a storm. Can it still be coated?
Usually, once it is dry. We take a moisture reading at the estimate. If the slab is still wet, we wait or use a primer made for damp concrete, and we explain the choice in writing.
