A River Town's Garage Floors
Epoxy flooring in Richmond starts with the river. Richmond is the county seat of Fort Bend County, and most of the city sits on the southwest side of the Brazos River, with Richmond Landing across the water on the northeast side. Settlers from Austin's colony built Fort Bend nearby in 1822 after traveling up the Brazos, and the town was one of 19 incorporated by the Republic of Texas in 1837. Living this close to a major river shapes how we look at a garage slab.
Floods change the floor
Fort Bend County's Wikipedia page says Hurricane Harvey's flooding in 2017 came from overflow of the Brazos River and Barker Reservoir after record rain. It led to the evacuation of 200,000 residents and damaged or destroyed more than 6,800 homes in the county. Not every Richmond home took water, but many owners here have dealt with wet floors at some point. Concrete that has been underwater can hold moisture, stains and silt long after the surface looks dry.
What we check after water
- A moisture reading at several spots, especially near the door and low corners
- White salt deposits that show water has moved through the slab
- Old coatings that lifted or bubbled after flooding
- Silt and residue packed into cracks and joints
If the slab is still releasing moisture, we wait, or we use a primer designed for damp concrete. We will not put a standard epoxy over a wet floor. It is the fastest way to get blisters.
Why a coating helps in a river town
A sealed floor does not keep a flood out of the garage. What it does is make cleanup much easier. Mud, silt and storm water sit on top of a coated floor, where you can hose and squeegee them out the door. Bare concrete soaks them up. A flake system adds texture so the floor is less slick when wet, and the chips hide light staining between cleanings.
Houses and households
The 2020 census counted 11,627 residents in Richmond, 4,312 housing units and 3,943 households. Bigger households fill garages fast. We often coat floors that also hold a second fridge, storage shelves and a work area. Tell us how you use the space and we will suggest where texture and toughness matter most.
Older homes near downtown
Richmond has been a town for two centuries. St. John's United Methodist Church became a Recorded Texas Historic Landmark in 1983, and historic homes sit near the old center of town. Garages and outbuildings on older lots sometimes have thin, uneven or patched concrete. We look for hollow spots and loose patches, cut out what will not hold, and level the floor before coating. A detached garage or carriage house can get the same system as an attached one.
Around the Grand Parkway
Wikipedia notes that master-planned communities near the Grand Parkway (SH 99) outside the city limits have grown to well over 25,000 homes. We serve those subdivisions too. Their garages are newer and larger, and the main prep job there is grinding a smooth slab so the coating can bond.

Richmond Questions
Our Richmond garage flooded during Harvey. Can it still be coated?
Usually, yes. We test moisture at several points, grind away residue and old coatings, and clean out cracks. If the slab is still releasing moisture, we wait or use a primer made for damp concrete.
Will a coated floor survive another flood?
A well-bonded coating holds up to standing water much better than bare concrete, and it is far easier to clean. Afterward, rinse the silt out and let the floor dry. We are happy to look at it if you see any lifting.
Do you also work in the subdivisions outside the city limits?
Yes. We coat garages in the communities around Richmond, including the newer subdivisions near the Grand Parkway.
