One Area, Two Generations of Concrete
Four Corners changed faster than almost anywhere around Sugar Land, and that shapes how we approach epoxy flooring here. The area started as a cluster of extended families around the crossroads of Boss Gaston, Old Richmond and Richmond Gaines roads. It counted 2,954 residents in 2000 and 12,103 by 2020. So a single street can put an older family home next to a garage poured within the last fifteen years. We look at each slab on its own terms.
The original section
The older part of Four Corners grew up before most of the surrounding suburbs. Residents formed their own water district, Fort Bend Freshwater Supply District No. 2, to bring water service to the original section, and many homes there still used individual septic systems as of 2011. Concrete on these properties varies a lot. We see garages that have been extended or patched over the years, along with carports and outbuildings with uneven slabs. Those floors need careful grinding and leveling of low spots and patches before a coating goes on.
Newer subdivisions
The newer neighborhoods are served by municipal utility districts and look more like the master-planned streets nearby. Garages there are usually attached two-car or three-car spaces with smooth slabs. The main job is removing the builder's sealer or curing compound by grinding so the base coat can bond. These floors are good candidates for a full flake system or a fast polyaspartic install.
Dust and runoff on the job
We dry grind with dust shrouds connected to a vacuum, so slurry is not washed down the driveway or into a drain. That matters on any property and especially on one with its own septic system. Leftover resin and empty containers leave with us when the job is done.
What we install around Four Corners
- Garage floor epoxy with a polyaspartic topcoat for hot tires and afternoon sun
- Epoxy flake floors for busy family garages that double as storage
- Commercial and shop floor epoxy for detached workshops and small business spaces
- Patio coatings for back slabs that see heavy rain and full sun
We start with a free estimate that includes a moisture reading and a crack check. You get a written price that names the system and each step before any work is scheduled.
Families with full garages
The 2020 census found that 45.5% of Four Corners households had children under 18, and the average household in 2000 had 3.81 people. Big households fill garages with bikes, sports gear, freezers and tools. A coated floor makes that space easier to sweep and mop, and it keeps spills from soaking into bare concrete.
Planning around Gulf Coast weather
Summer heat and sudden storms affect how a coating goes on. A garage slab that took water under the door during a storm may need a day or more to dry before we can start. In hot months we begin early in the morning, before the garage heats up, and choose products suited to the slab temperature. If conditions on install day are wrong for the product, we reschedule instead of coating a floor that will not cure well.
Four Corners Facts Behind Our Approach
- Fourfold growth since 2000. Four Corners grew from 2,954 residents and 824 housing units in 2000 to 12,103 residents and 3,481 housing units in 2020.
- Its own water district. Residents formed Fort Bend Freshwater Supply District No. 2 to serve the original section, where homes still used individual septic systems as of 2011.
- Named for a crossroads. The community was originally centered on the four-way intersection of Boss Gaston, Old Richmond and Richmond Gaines roads, bordered to the north by Mission Bend.

Four Corners Questions
Can you coat a detached workshop or outbuilding in Four Corners?
Yes, if the slab is sound. Older outbuilding floors are often uneven or patched, so we grind them, fill low spots and cracks, and then apply a shop-grade system. If a slab has settled badly or breaks apart under grinding, we tell you it needs concrete work first.
Does grinding make a mess on a property with a septic system?
We dry grind with vacuum-connected shrouds, so there is no slurry to wash away. Dust is collected as we work, and we take leftover materials with us. Nothing from the job goes down your drains.
My Four Corners home is in a newer subdivision. What system do you suggest?
For most newer attached garages we suggest a flake floor with a polyaspartic topcoat. It hides dust, adds grip and holds its color when the door is open. If you need the garage back quickly, a full polyaspartic system shortens the downtime.
