Half a Century of Garage Floors
Epoxy flooring in Meadows Place is mostly about giving an older garage a fresh start. The city covers just 0.93 square miles between Sugar Land, Stafford and Houston, and it was built largely by one developer. Ayrshire Corporation bought the farmland and built the first houses in 1968. The 2020 census counted 1,962 housing units. That means a lot of garage floors that are now more than 50 years old.
What five decades do to a slab
A garage floor that has been parked on since the late 1960s or 1970s has seen several owners and a lot of projects. When we visit Meadows Place homes, we look for:
- Layers of floor paint, sometimes in more than one color
- Oil and fluid stains that have soaked deep into the surface
- Cracks at the control joints and corners
- Chipped and broken edges along the garage door threshold
- Patches from old repairs that do not match the original concrete
- Areas where a water heater, freezer or workbench sat for decades
None of these is unusual, and none of them has to stop a coating. Each one needs its own fix before we put down resin.
Our prep for older garages
We grind the full floor with diamond tooling, including the edges along the walls. Old paint comes off completely, because new coating over old paint is only as strong as that paint's grip. Deep oil stains get extra grinding and a cleaner, and some may need a primer that tolerates contamination. Cracks are routed out and filled. Chipped thresholds are rebuilt so the door seals and tires roll on smoothly. Then we take a moisture reading and move to the base coat.
Choosing a finish
For most Meadows Place garages we suggest a full flake system. Chips hide small differences in an older slab's texture, and they cover the color shift where a patch meets original concrete. Owners who have turned the garage into a workshop or gym sometimes prefer a solid color with a light texture. If the garage door stays open on sunny afternoons, we finish with a polyaspartic topcoat that resists yellowing.
Rooms beyond the garage
Some Meadows Place owners have converted part of the garage into a laundry area, a workshop or a hobby room over the years. Concrete in those spots often has old adhesive, outlines from cabinets or a step down from the house. We grind those areas with the rest and can use a solid color there so the space looks finished. Back patios on older slabs get the same careful prep and a UV-stable, textured topcoat for the Texas sun.
A small city with its own way of doing things
Meadows Place incorporated on November 14, 1983, to avoid annexation by Houston, and was renamed from Meadows in 1997. It runs its own water system from three wells, and in 2011 it built a park lake filled with reclaimed water that also irrigates city parks. It is a close-knit place. Many owners have lived in their homes a long time and want work done carefully and cleanly. We protect the driveway and adjoining rooms, collect dust as we grind, and leave the garage ready to use.

Meadows Place Questions
Our garage has been painted twice. Can you coat over the paint?
No. We grind all of the old paint off first. Coating over paint ties the new floor to a layer that is already losing its grip, and it will peel along with it.
Will the oil stains show through the new floor?
After grinding and cleaning, a flake or solid color system covers them. Very deep stains can affect bonding, so we treat those spots with extra grinding and a primer before the base coat.
How long will we be without the garage?
Most two-car garages take one to two days of work, depending on prep and the system. We give you written times for walking on the floor and for parking.
