Homes and Businesses on the Same Block

Epoxy flooring in Houston covers more kinds of concrete than in any other city we serve. Houston is the largest city in the United States without formal zoning, and voters rejected separate residential and commercial districts in 1948, 1962 and 1993. In southwest Houston, near Sugar Land, that means a street of homes can sit next to a warehouse, an auto shop or a strip center. We coat all of those floors.

Commercial and shop floors

Businesses on the southwest side need floors that hold up to work:

  • Auto and service bays: thick epoxy systems that resist oil, brake fluid and hot tires, with texture near lifts and drains
  • Warehouses and storage: high-build coatings for pallet jacks and forklifts, with striping for aisles and work zones
  • Dealerships and offices: metallic or solid-color floors that look clean and are easy to maintain

For a business, the schedule often matters as much as the system. We can work in sections or after hours, and we tell you when each area will be ready for traffic.

Mid-century garages

Sharpstown, dedicated in 1955 by developer Frank Sharp, was Houston's first master-planned, car-centered community. It has many mid-century houses on large lots. Garages from that era have had decades of use. We often see layers of paint, wide cracks, pitting and oil that has soaked deep into the slab. We grind the floor down to sound concrete, fill and level the damage, then lay a full system. Flake works well on these floors because it hides the slab's age.

Townhomes and small lots

In 1998, Houston cut its minimum lot size from 5,000 to 3,500 square feet, which led to a lot more housing construction. Many newer townhomes have a narrow ground-floor garage that doubles as an entry. A light flake or solid color with a polyaspartic topcoat brightens a narrow space and wipes clean. A fast-cure system gets your entry back sooner.

Rain, clay and moving ground

Houston averages about 52 inches of rain a year, mostly from April through October. Tropical Storm Allison dropped up to 40 inches in 2001, and Hurricane Harvey brought more than 50 inches to some areas in 2017. The city sits on low-permeability clay and silt, and it has more than 150 known faults. Water drains slowly, and slabs can crack as the ground shifts. We read moisture at every estimate, fill cracks before we coat, and point out any crack that looks active so you can have it checked.

How we quote a commercial job

A business floor starts with a walk-through. We look at what drives or rolls across the floor, which chemicals get spilled, where water collects and how long the space can be closed. We measure the slab, read moisture and test any old coating. Then you get a written quote that lists the system, the thickness, any striping or texture zones, and the work schedule. If the job runs in phases so you can stay open, each phase is listed with its own dates.

Heat on the floor

Houston reaches 90°F or more on about 106 days a year. Hot tires and summer sun are hard on soft coatings. We finish sunny floors with a UV-stable polyaspartic topcoat and schedule summer installs for the cooler part of the day.

What to Know in Southwest Houston

  • No formal zoning. Houston is the largest U.S. city without formal zoning, and voters rejected separating residential and commercial districts in 1948, 1962 and 1993.
  • Smaller lots since 1998. In 1998, Houston cut its minimum single-family lot size from 5,000 to 3,500 square feet, which spurred new housing construction.
  • Heavy rain and clay soils. Allison brought up to 40 inches of rain in 2001 and Harvey over 50 inches in 2017. Houston's low-permeability clay-silt soils are one reason flooding is common.
  • Sharpstown's mid-century homes. Sharpstown, dedicated in 1955, was Houston's first master-planned, car-centered community and has many mid-century homes on large lots.

Houston Questions

Do you coat commercial floors in southwest Houston?

Yes. We coat auto bays, warehouses, shops, dealerships and offices. We can work in sections or after hours to keep your business open.

Can you fix an old Sharpstown garage floor with deep oil stains?

In most cases, yes. We grind to sound concrete, treat oil-soaked areas, fill cracks and pits, and then lay the coating. If oil has soaked too deep for a coating to bond, we will tell you at the estimate.

Will an epoxy floor stop my slab from cracking?

No. Houston's clay soils and faults can move a slab. We fill existing cracks before we coat, and we point out any crack that looks active so you can have it looked at first.
